The Gujarat Real Estate Regulatory Authority (RERA) has launched a new Standard Operating Procedure (SOP) to speed up the resolution of complaints from homebuyers and other real estate stakeholders. This step aims to make dispute handling faster, more transparent, and more technology-driven in the property sector.
The new SOP gives priority to online filing of complaints through the Gujarat RERA portal. Buyers can now submit their complaints from home instead of visiting the RERA office. Though offline filing will continue, the authority has advised people to use the online system for faster action.
Under the revised process, complainants must upload all required documents when they file a complaint. These documents include proof of payment, copies of agreements, and a clear explanation of the problem. After submitting the complaint online, they must submit a physical copy at the RERA office within seven days.
To avoid delays, the RERA Secretary will verify complaints directly. Once the first notice is issued, all case-related information will be available on the RERA dashboard. This dashboard will show hearing dates, notices and final orders. Stakeholders must check it regularly for updates.
The SOP also simplifies the complaint structure. Issues such as delayed possession, non-signing of sale agreements, and refund matters will fall under Form A. All compensation-related claims will be filed under Form B.
Officials said the new system will improve transparency and allow both buyers and promoters to track cases in real time. Builders and developers will get instant alerts on their dashboards, which will help them respond within fixed time limits.
Structured formats have also been introduced for lawyers to apply for adjournments or submit other requests.
